GEMLIFE

The decision of the Special General Meeting on 28th March 2023 authorised the Management Committee to continue discussions with GemLife.

Since then discussions have continued with positive results in resolving detail and ensuring legal protection for the Club. The Management Committee believes that it is now time for members to give the GemLife proposal their consideration.

In accordance with clause 15.2 of the Club Constitution, and by direction of the Management Committee, notice is given of a Special General Meeting of members to be held on Thursday evening, 20th July 2023, to consider a motion to support the proposed development including, but not limited to:
  • granting an easement to the GemLife development to accommodate the shared access road;
  • accepting the grant of an easement by the GemLife development to accommodate the shared access road;
  • transferring to GemLife approximately 1.764ha of land as a boundary realignment or reconfiguration to facilitate the proposed GemLife development;
  • accommodating requirements such as revegetation and rehabilitation of parts of the club's land and stormwater management measures (the cost will be borne by GemLife) and;
  • consenting and executing various documents (including dealings in relation to new and existing easements) to facilitate the proposed development and provide access to the Club's land to enable the works to be carried out and;
  • Enter into a formal agreement with GemLife (and any related entities) on terms the Management Committee consider appropriate which will require GemLife to deliver, generally in accordance with the plans displayed in the clubhouse (where relevant), to the Club the following;
  • A new golf clubhouse that is 'turnkey' ready and includes a dedicated pro shop, restaurant cafe, function room, outdoor deck, and terrace area;
  • A new golf course carpark that is adjacent to the new clubhouse;
  • A new 40-space golf cart storage shed that has electric charging ports, a washdown bay, and members' locker room and buggy storage area;
  • Modifications and improvements to the existing golf course as generally shown on the Golf Course Master Plan displayed in the clubhouse, including;

    Amendments to the golf course layout to accommodate the GemLife development, the Club's new clubhouse, and shared access road from Myall Street that will service the Club and GemLife development;

    Modification of holes 1, 2, 10, 11, 12, 13, 14, 15, 16, and 18;

    Improvements to the existing golf course (e.g. improved water storage, irrigation infrastructure, and upgraded cart paths).
  • A membership contribution to the Club that is calculated on the basis of up to 214 annual golf memberships (i.e. 1 ordinary membership per GemLife dwelling) for a period of 10 years.
  • A payment of $320,000 to enable it to improve the 8th hole, in the Club's discretion;
  • A payment of $320,000 for loss of revenue during delivery of the project; and
  • The ability to bring forward certain payments as the Club may request. For example, we may bring forward payments for the 214 memberships to offset lower annual membership fees for existing members during the construction phase.
The management committee recently visited the GemLife resort village at Maroochy Quays and came away impressed with the quality of finish and fit-out of the clubhouse. The proposed layout and design of our clubhouse will be delivered to the same high standard of finish and fit-out if the proposal is approved.

The proposal offers a unique opportunity, is important to securing the future of the club, and addresses a myriad of issues.
  • Ongoing issues with and limitations of our existing clubhouse.
  • Access and parking issues.
  • Limitations on the size of events we can run.
  • Limited ability to diversify our income which is currently solely reliant on golf-related activities.
  • Water security and irrigation.
  • Playability of the course during weather events.
  • Financial viability and long-term sustainability.
If the proposal goes ahead we will have the option of selling the existing clubhouse and land.

The proposed new clubhouse and course layout are currently on display in the Pro-Shop area in the clubhouse with other helpful information.

We propose holding informal group Q and A sessions in advance of the Special General Meeting, most likely on golf days on Tuesday, Wednesday, Thursday, and Saturday; more information shortly.
