GemLife Development Public Notification Period

The public notification period for the proposed GemLife development began on 13th May and runs until 3rd June. During this period anyone can make a submission in writing for or against the development. There are now signs advising this at two locations: on the boundary of the development site on Nandroya Rd up near the Eumundi Smokehouse and on the CGC fence facing Myall St between the 2 cart sheds.

Attached below is a file that shows some of these plans. Although these are the versions contained in the development application, they are not necessarily the final versions and are still subject to ongoing negotiations.

Cooroy Golf Club management will lodge a submission in support of the development but members are welcome to lodge individual submissions if they so wish. The management committee encourages club members to do so.

The latest Gemlife costings indicate that, if the development proceeds in its currently proposed form, their total spend on Cooroy Golf Club will be of the order of $7,000,000. This will occur in three areas: (1) clubhouse/carpark, (2) the golf course, and (3) guaranteed 10-year CGC memberships for residents of the GemLife resort.

However considering that most of the golf course expenditure will be to make good the damage that the development will do to the course and that we could expect a large proportion of GemLife residents to become CGC members anyway, then we can estimate that the return that we are getting for our land is somewhere between 3 and 4 million dollars. The area of golf course land to be exchanged is approximately 1.75 hectares.
